摘要
The system dynamics model of commercial housing price in Wuhan is constructed based on the theory of system dynamics. Also the simulation study of housing price changes has been conducted and the validity of the model has been verified. This article has carried out the policy test from the aspects including total population, interest rate, land, property tax and so on. The paper found that interest rate and land policy can be used as the main means of regulation and control and provides macroscopic guidance for government to control the prices of the commodity houses. Meanwhile, the results provides some decision-making basis for consumers and real estate developers to purchase and invest as well as for a system prediction method for integrated simulation warning system of real estate market.
