Discussion on Application of Energy Management Contract in Existing Commercial Buildings Energy-Saving Renovation

摘要
In China the energy-saving potential of existing commercial buildings is larger and its benefit is better. But because its characteristics, such as strong external economy, large amount of investment and low investment willingness, seriously hinder the process of existing commercial buildings energy-saving renovation. So there is a need for an advanced energy-saving mechanism, which is Energy Management Contract mode (EMC). In this paper, the author first introduces the related contents of EMC mode, its demonstration projects' benefit and the development situation of energy service company (ESCO) in China, which makes a conclusion that EMC mode is feasible in China. Then considering that the characteristics of using energy in commercial buildings and the present situation of ESCO, the author proposes that EMC should be gradually expanded from two dimensions: buildings' property rights and different development stage of EMC, and EMC mode should be modified to adapt China's building energy efficiency market and to meet the demand of existing commercial buildings energy-saving renovation during existing commercial buildings energy-saving renovation.
