摘要
This paper elaborates the necessity and the feasibility for change of management strategy for real estate corporations to achieve intensive use of urban land in China. Intensive use of urban land is benefit for national sustainable development. In the second part, made a comprehensive analysis of the current situation and the problems in real estate development and management, and mainly take the case of Shanghai. Since 1990s', development of Chinese real estate industry changed from recovery to rapid development stage. Investment in real estate was faster than GDP growth rate in the same period. Land opportunity cost is lost as excessive investment in real estate, and total cumulative unsold commodity houses are up to 70.38 million square meters till the end of 1997. Oversupplied the land resource and the problem of insufficient demand is still prominent in the second and the third market. Finally, put forward the countermeasures for intensive land use face the problems of real estate development and management. Land resource management should be combined with asset management to promote preservation and appreciation of land assets.
