摘要
In the recent years, with the rapid development of real estate industry, the competition in this area becomes more serious. Securitization of the real estate must be an inevitable trend. By using this process, real estate can distribute the risk effectively and improve the ability of raising fund. However, because of the complexity of securitization process, the capital market has to run effectively and the most important factor of this running is the extent of information disclosure. In the capital market, the listed companies are competing seriously and there is great demand for them to financing from the stock market. Therefore, the object of this article is the actions of listed companies in the real estate area As an innovation, the author analyze the voluntary disclosure of information driven by the securitization of real estate with two methods: theoretical cause and motive of the Game analysis. By studying from the analysis, the author concludes that with the purpose of effective financing, real estate company will disclosure some information voluntarily by the driven of securities financing.
