Short-term rentals are continuously developing and impacting the hospitality industry. In some cases, we can identify synergies; in others, we can identify direct competition or substitution of standard accommodation services. The paper aims to investigate the level of application of revenue management principles in short-term rental operations based on the MERMI model applied previously in the hospitality industry. The result shows that the hosts are strongly influenced by the competition, where the proper understanding of historical data and customer behaviour is not considered. The host focusses on pricing, and capacity management plays a significant role only for the multi-property hosts.
