摘要
The paper presents the problem of adjacency levy in Poland due to the division of property. In view of the frequent lack of transactional data, property valuation for the purpose of adjacency levy calculation is difficult. In Poland, a discussion on the proper methods of valuation has taken place. In view of the complexity and complexity of the problem, we focused on the issue of real estate valuation after the division in the case of splitting so many plots, that they are demanded only in the long run. Researchers and valuers claim, that the value of the property after the division is the sum of the value of each separate parcel. This is possible in conditions of well-developed local market, when demand for divided plots is significant. Consequently, we propose a method of the valuation of plots after the division on undeveloped real estate markets.
