Operating Efficiency Evaluation of the Real Estate Brokerage Industry Based on DEA: A Case from Dalian

摘要：
This article adopts DEA to evaluate operating efficiency, technical efficiency and scale efficiency of the real estate brokerage industry in Dalian. The results suggest that real estate brokerage firms operate inefficiently. Inefficiency primarily comes from scale inefficiency rather than poor resource utilization. Regression analysis is employed to determine which firm characteristics affect the operating efficiency. The results show that increasing firm size and enlarging operating scope increase the operating efficiency.
