摘要：

This paper will give an overall judgement of the foam of China's estate by such systematic,profound analyses as case analysis,regression analysis,and probe into the specific causes for shaping this foam.In our opinion,what is involved is not nationwide,but only regional.Land speculation is the direct reason for its formation,and the root of the government failure,when such factors as obtaining renting by power and lack of sound legal system are midwives in giving birth to this foam.
